The uptick gained momentum in November following the U.S. presidential elections and Spain's announcement to end its Golden Visa Program.
"With Spain announcing the end to its Golden Visa, the clock is ticking, prompting U.S. citizens to seek alternative Plan B destinations in Europe. Demand for Greece's Golden Visa is expected to remain strong until Spain's program officially ends on April 3," said Alena Lesina, an expert in citizenship, residence permits, and real estate investment at Astons.
Lesina added that Greece has become the most sought-after Golden Visa destination in Europe, positioning the country to benefit significantly from Spain's decision to terminate its program.
"Greece is undoubtedly poised to capitalize on this trend, offering an attractive investment opportunity. As demand for Greek properties grows, so will their value, providing substantial benefits to early investors," Lesina remarked.

Spain’s Golden Visa Program will officially end on April 3, 2025, following its approval by the Congress of Deputies on December 24. The move is part of Spain’s broader strategy to address its housing crisis.
Similarly, Portugal, another popular Golden Visa destination, has curtailed the real estate investment option within its program to tackle its housing challenges.
